LOANS4HEROES CELEBRATES FIVE YEAR ANNIVERSARY OF GIVING CASH GRANTS TO COMMUNITY HEROES TO PURCHASE HOMES

El Segundo, CA -- October 18, 2006 -- “My goal was to make an impact on our community”, says Colin F. Watson, CEO of Loans4Heroes Inc. “After I saw the noble response to 9-11 I wanted to honor the people who gave so much yet asked for so little. That’s why we created the Loans4Heroes program.”

Since its inception, Loans4Heroes has grown to include not only Firefighters and Police Officers, but also people employed in the Medical Profession, Educators, Judges, Homeland Security, Immigration, and Social Services many other Essential Service Providers. The program is designed to help these “Heroes” purchase a home by giving a sizable cash grant to help reduce the cost of purchasing a home. To date, Loans4Heroes has gifted over 4 million dollars to our community heroes.

Recent changes in the California Real Estate Market have created what is frequently called a “Buyer’s Market”. “Now that we are seeing more than a seven month supply of homes on the market, sellers are becoming more flexible in pricing their homes. Motivated sellers are willing to pay a portion of buyer’s closing cost and accept offers from buyers with less than perfect credit.

Local heroes are reaping the benefits of a program that has not been adversely affected by shifts in the market. For example:  with the Loans4Heroes program, seller’s contributions, and 100% financing programs, 77% of Loans4Heroes buyers close escrow with little or no out of pocket expenses.

Now in its fifth year, Loans4Heroes continues to make an even bigger impact by teaming up with a select group of Real Estate agents who have agreed to contribute a portion of their commissions to help the cause. Together, they are making homeownership a true possibility for Heroes who may find it difficult to qualify, and whom often go un-thanked for their commitment to our children, communities, and country.
